Project
Heritage Ceiling Restoration in Mayanup
Location:
Mayanup, WA
Service:
Heritage Restoration
Project Type:
Residential Heritage Home
Project Overview
Dwalganup Homestead was built in 1935 by architect William Harry Jefferis and remains an important example of Western Australia’s architectural heritage. The home features striking Art Deco influences, including ornate ceiling roses and detailed colonial cornice work.
Over time, the ceilings in the living room, dining room, and passage began to sag, placing stress on the original plasterwork. The objective of this project was to restore the ceilings using modern building methods while remaining true to the original craftsmanship and architectural character.
The restoration ensured the ceilings were structurally reinforced, carefully repaired, and returned to a level finish, preserving an important piece of local history.
Client Goals
- Preserve the integrity of original heritage ceilings and ornamental plasterwork
- Reinforce sagging ceilings and prevent further deterioration
- Retain as much original plaster and detailing as possible
- Restore structural reliability while maintaining period accuracy
Scope of Work
- Protection of floors, walls, and surrounding areas prior to works
- Preparation of ceiling space, including debris removal above battens
- Installation of ceiling props and gradual lifting of sagging plaster
- Application of fibreglass roving plaster strapping for structural support
- Three-coat ceiling flush to level and refine surfaces
- Repair of cracked colonial cornice and ornamental detailing
- Repair of wall defects on rendered surfaces

Our Approach
Heritage ceiling restoration requires patience and precision. In this project, ceilings were carefully propped and lifted incrementally over time to reduce stress on the original plaster and prevent further cracking.
Every stage of the work was completed with close observation and adjustment to protect the integrity of the original materials.
